Water and Supply

The water is supplied by our community via a pipe from the main reservoir directly to the house (not shared) the pressure is fine. The water originates in the Sierra Nevadas and is never in short supply.

In the pool pump room we store 1200 litres of water for use on the garden and this is pumped into the irrigation system. This water can also be used if required in the event of the water supply being cut for any reason. This does not happen often except  when the main reservoir is serviced etc.

The water account is paid to our community and is metered at our house. The cost is about 300 Euros per year (2009)

The water is hard and for this reason we pass it through a water softener before it reaches the house.
In the kitchen there is a second purifier that produces all drinking water for the house, this removes most of the calcium..

Irrigation
The irrigation system for the various garden areas begins at the pool pump room and then via control timers situated around the garden - automatically waters the trees and plants.
The two lawned areas have sprinklers that are timer controlled.

LOUNGE

The lounge area is very spacious and interesting in shape with curved window areas to take advantage of the 180º sea views. The main windows are 15 metres wide, fully double glazed with electrically controlled aluminum roller shutters. The inside is fitted with fiberglass heat proof vertical blinds. There are four points at which these windows can be opened.

The lounge ceiling is beamed with huge wooden beams which came from a ship that was broken up in Motril at the time the house was first constructed. These beams are also evident in the Master bedroom and the third bedroom.

There is a large open farmhouse fireplace forming a centerpiece in the lounge. The chimney works well and has the added advantage of an electric extract fan at the top to augment the natural process.

The airconditioning unit in the lounge is also Mitsubishi - inverter type by Mitsubishi Heavy Industries. This unit is excellent for both heating and cooling at a nominal running cost. The unit was new in 2008.
There are also three multi speed ceiling fans in the lounge.

From the Lounge via double doors there is direct access to the Upper East Terrace, Jacuzzi and fruit gardens. The doors are PVC double glazed with Auluminium roller shutters to the outside and also steel, lockable gates.


KITCHEN

The kitchen is on the North side of the house, off the Dining Room and has double doors to the Courtyard. The doors are double glazed with aluminium roller shutters, lockable gates and a roll away sun awning.

The whole of the kitchen is tiled with high quality tiles. It is very well equipped as follows;

The gas supply to the kitchen is from a storage shed just outside the kitchen and is piped directly to the cooker. There is space for 4 large gas bottles with a switching mechanism. This amount of gas will last about 12 months. ( Euros 50.00 - 2010)

Hot Water

Hot water is from two sources in the main house.

First from an electric immersion heater which is operated from the electric cupboard and can be manual or by timing clock. 150 litres.

Secondly from a solar tank located on the kitchen roof. 200 litres.
The solar tank is very effective and with thoughtful use can provide sufficient hot water  for the entire property for more than 90% of the year.

DINING ROOM

Just off the kitchen with beamed ceiling, a very convivial place to entertain.

UTILITY ROOM

Accessed from either the Courtyard via an external door or from the 2nd bedroom.
Equipped with sink unit and cupboards below. Shelved on all walls for storage of towels etc. hanging points for ladders, cleaning items and vacume cleaner etc.
Washing machine - Bosch.

From here access directly to the kitchen garden equipped with a large rotary clothes line

OFFICE

Adjacent to the Utility Room and equipped with fitted work table and lots of shelves - 2 double electric sockets and telephone/broadband ADSL

Total land area 1000 square metres. Property first built in 1973.

The property was totally reformed by the present owners in 2000/2001 including the replacement of all water pipes & systems including Bio septic tanks, the replacement of all electrics and a total rewire, replacement of all floors (tiled), replacement of all windows and doors. The pool was built in 2004.

Only the highest quality materials have been used and continually updated as and when required. All bathrooms were refitted and re tiled. The out door built in Jacuzzi was added in 2008 - installed by the leading pool company in the area, it has it's own pump room with a complete swimming pool type filtration system. The Jacuzzi can be heated electrically or via a solar heating system.

At every stage of development care has been taken to ensure minimum maintenance of the property especially the gardens and pool, with a view to leaving the property unattended for prolonged periods. See gardens and pool pages for details.

POOL

The pool is 10 metres long and 1. 3 metres deep - kidney shaped, tiled with a dolphin tile feature on the bottom - there is a cascade water feature at the Western end of the pool. Semi circular tiled steps at one end.

The pool does not require the addition of Chemical Chlorine. It has a computer controlled salt water system. The water in the pool is fresh water to which a measured amount of sea salt has been added. This then via the computer system creates a natural chlorine requiring minimal maintenance. Salt needs topping up about once a year - 1 bag only at a cost of five Euros. The water is left in the pool permanently and does not need to be changed.
